Board to Review Dunkin’ Donuts Proposal
Claremont — One of the more troublesome intersections on Washington Street could be a thing of the past before the end of the year with the proposed construction of a new Dunkin’ Donuts.
Tonight, the Planning Board will review a site plan for a 2,600-square-foot store that would be built on a parcel abutting the existing location at the corner of Washington Street and Moody Avenue.
Constantine Scrivanos of North Reading, Mass., owns the franchise and both lots. Scrivanos is proposing to demolish the vacant building on one lot of a half-acre, as well as the existing store, which is on one-third of an acre.
The new store would have a single entrance on Washington Street with a drive-thru lane that circles around the perimeter of the current store location then continues along the back of both lots to the restaurant.
Claremont Planning and Development Director Nancy Merrill said curbing would be installed along the border between Moody Avenue and the existing parking lot. Right now, nothing separates the street from the parking lot.
“The existing entrance goes away and there will be no entrance off Moody Avenue,” Merrill said, referring to the problems with current layout that allows customers to enter from either Washington Street or Moody Avenue.
The entrances are just feet apart and when it gets really busy at the drive thru, vehicles are forced to either wait on Moody Avenue or behind the cars in the parking lot, making it difficult for those vehicles to back out. The parking lot has about dozen spaces.
“We want to create something that is safer for customers,” Scrivanos said in a phone interview last week. “We can’t have the volume we want with that (current) layout.”
Washington Street handles about 20,000 vehicles a day, according to the state Department of Transportation web site.
The proposed store has 36 parking spaces and seating for 40.
Scrivanos said he was not sure of the construction schedule — assuming the board approves the site plan — but said the new restaurant would open before next winter.
“We want to open the other store first,” Scrivanos said, referring to another Dunkin’ Donuts he owns that is under construction on Charlestown Road.
Late last year, the Planning Board approved a 2,550-square foot site plan for the restaurant on a vacant one-acre parcel between the One Credit Union and the VFW post. Construction started earlier this spring and Scrivanos said he hopes to open in a couple of months.
There will be seating for 60 with 31 parking spaces. Scrivanos closed the Dunkin’ Donuts that was located in the T-Bird MiniMart and gas station about a quarter mile south on Charlestown Road to build the new location.
Scrivanos also owns a Dunkin’ Donuts inside Wal-Mart on Bowen Street. He said he has no immediate plans for changes at that location.
