Business Notes: Altaria Park Hotel Construction Expected This Spring Along Route 120 in Lebanon

Lebanon — A new 120-guest room hotel on Route 120 in Lebanon could be headed for construction this spring, according to city records.

Construction of the Element Hotel, planned for the new Altaria business park just south of the Centerra complex, has been waiting on New Hampshire’s approval of the city’s plan for a water and sewer expansion to serve the complex, which is proposed to have 300,000 square feet of office and research space, 42,000 square feet of retail space and up to 160 residential condominiums.

The city has received verbal approval of the utility expansion and is waiting on the written documents before issuing a building permit for the hotel, a city official said.

The hotel will be owned by Norwich Partners, a group headed by Norwich resident David Leatherwood and operated under the Stamford, Conn.-based Starwood Hotels and Resorts brand. Leatherwood couldn’t be reached for comment last week.

Altaria’s Element is part of the company’s “mid-market” portfolio, which is expected to account for nearly 45 percent of its hotel openings in 2013, Starwood announced last week. The hotel will have underground parking and an indoor swimming pool, the building permit application says, and will likely be constructed to meet the company’s 100 percent renewable energy goal, which includes cell phone and portable computer chargers on its exercise cycles in the fitness center.

The hotel is scheduled to open in January 2014, the Norwich Partners website says. Norwich Partners also owns the Courtyard by Marriott in Centerra and developed and sold the Residence Inn in the same complex in 2007.

The Springfield Regional Development Corp. and the Brattleboro Development Credit Corp. and have received a $1 million Community Development Block Grant for disaster recovery through the Vermont Agency of Commerce and Community Development to assist businesses with “unmet disaster recovery needs” related to Tropical Storm Irene. Unmet needs are those items that are a direct result of flooding that have not yet been addressed through federal and state grants, loans or contributions. A committee from each region will make determinations as to which businesses will receive funding and the amount. There will be three rounds of application due dates: Jan. 31, Feb. 28 and March 31. Applications must be complete to be reviewed.

The Small Business Development Corp. is offering workshops to help businesses complete the application, including two at the Howard Dean Education Center, 307 South St., Springfield. The first is scheduled for is Thursday, from 2 to 4:30 p.m., and Jan. 28, from 5 to 7:30 p.m.

The Upper Valley Chapter of SCORE will host a series of business workshops this winter. Classes are held Thursdays, from 6-9 p.m., at the nonprofit’s offices at 20 West Park St., Lebanon. Discounts are available for those who attend multiple workshops. To register, go to uppervalley.score.org.
